John Torode launches 15th Annual Manchester Food and Drink ...

Celebrity chef and television favourite John Torode was in Manchester to launch the 15th annual Manchester Food and Drink Festival and announce that Metrolink is the event?s official travel partner for the third year running.

John is appearing at the festival in September and was on hand to help mark the official countdown to the event.? This weekend, young ball players from throughout the region are in Batavia for the annual Michael Napoleone baseball tournament.

The tournament acts as a fundraiser for the Michael Napoleone Foundation, which provides donations to cancer research, and as a memorial to Michael, who loved baseball.

Michael died in 2006 from Burkitt's?Lymphoma/Leukemia, an aggressive form of blood cancer.

Etan Patz Case: Pedro Hernandez Arrested For Murder


Pedro Hernandez confessed to murdering Etan Patz yesterday, meaning that after more than three decades, the famous missing persons case may be over.

Hernandez, a former corner store worker, was arrested on suspicion of second-degree murder after he confessed to strangling 6-year-old Patz in 1979.

"He was remorseful, and I think the detectives thought it was a feeling of relief on his part," New York police Commissioner Ray Kelly told the media.

Incredibly, today, May 25 marks the 33rd anniversary of the disappearance of Etan Patz, who became the nation's first "milk carton child."

The case sparked the movement to raise awareness of missing kids.

Etan vanished on his way to a New York bus stop, triggering a massive manhunt, but no sign of the little boy had ever been detected.

The Etan Patz case returned to the headlines last month when authorities re-launched the search, tearing up the basement of a nearby building.

Kelly said a recent tip led investigators to Hernandez, 51, a Maple Shade, N.J., resident with a teenage daughter. The commissioner said:

"In the years following Etan's disappearance, Hernandez had told his family that he had 'done a bad thing' and killed a child in New York."

On Wednesday night, Hernandez was questioned in New Jersey and then voluntarily returned with detectives to New York, says Kelly.

"He brought them to the scene of the crime, which is now a store that sells eye glasses," says the commissioner.

"Hernandez described to the detectives how he lured young Etan from the school bus stop at West Broadway and Prince Street with the promise of a soda."

"He then led him into the basement of the (store), choked him there, and disposed of the body by putting it into a plastic bag, and placing it into the trash."

At the time, Hernandez was a 19-year-old stock clerk in the business and lived in an apartment nearby, says Kelly.

Kelly said investigators arrested Hernandez based on "the fact that he had told his story in the past, and the specificity of what he said in the confession."

Hopefully, as horrible as this is, the family can finally have closure.

Wasn?t the sub-prime disaster of the last decade bad enough?

From 2003 to 2007, it was likely the Association of Community Organizations for Reform Now (ACORN) helping unqualified low-income renters fill out sub-prime home loan applications to buy homes at an inflated price. This may have resulted in a foreclosure or an ?underwater? mortgage with more money loaned than there was actual market value in the home.

Now, the California Energy Commission is sending canvassers into single-family residential neighborhoods to offer homeowners one-stop home energy improvement loans with a rebate.? CEC will batch the names of interested homeowners and then find them a home energy improvement contractor, a lender and an appraiser, and do everything for them through its Energy Upgrade California program.? Several friends have already informed this writer that canvassers have come knocking at their front door offering such a package.? And the canvassers are apparently paid for by the CEC.

California politicians are in a panic. It is an election year.? Unemployment has barely ticked downward in California.? And worse: by 2015 California?s ?Renewable Energy Portfolio? of 33 percent green power will lower every household?s income by $2,400 per year. Additionally, California?s Cap and Trade program, which requires industries and utilities to buy pollution permits, will cost about $500 per year per household loaded into the price of everything ($6.25 billion per year divided by 12,393,852 California households).

Dirty Secret: No payback on energy loans in down market

No matter what cost savings the contractors and loan brokers promise homeowners for taking out an energy improvement loan, they won?t tell them the dirty little secret about such loans.? There is no payback in a down real estate market.? Buyers won?t pay for upgraded energy efficient windows, solar panels, window caulking, or attic insulation when the market is depressed.? And economist Gary Schilling, who has predicted all the recent recessions, is forecasting that home values will drop another 20 percent this year.

But homeowners might say they don?t care as long as their power, natural gas and water bills can be lowered.? However, another problem is the payback period.? Most major energy improvements take seven years to break even with what they cost to install, plus the interest cost on a loan.? If a homeowner moves within that period, it would not be worthwhile to take out an energy improvement loan.? And if the home is so old that its highest and best future use is demolition for a new home, then spending on energy improvements would be a loser.? One might be restricted from demolishing one?s home within the period of the loan.

Most cost-effective energy-efficiency improvements do not need a contractor to install.? Using contractors picked by the state will only inflate the price of such upgrades because the contractors will likely have to comply with Davis-Bacon Act prevailing wage laws and other costly regulations.? And the $1,000 to $1,500 rebate will likely only cover the cost of the building permit. This would result in more jobs for municipal unions.? Most energy efficiency upgrades can be done more cost effectively by homeowners.? Any government inducements for home energy efficiency improvements will only result in an inflationary bubble, especially in a recessionary real estate market.

Many homeowners are fearful of pulling building permits for older homes because the homeowners would likely be forced to bring the entire structure up to code.? For example, this writer relocated an 82-year-old lady from San Marino, Calif. to San Antonio, Tex. this past year.? A prospective buyer of her California home wanted to install a new electrical panel with circuit breakers as a condition of sale. ?The city of San Marino would not allow her to upgrade the electrical panel in her home unless she brought the entire structure up to building code at a cost over $150,000.? In a falling market, this was economically infeasible.

Local building code compliance is a barrier to energy-efficiency loans.? This is especially so for old commercial buildings, where it would be cheaper to demolish the structure than install any energy improvements that might trigger full building-code compliance or an Americans with Disabilities Act noncompliance lawsuit.

Older homes would be the best candidates for home energy loans.? New homes built after 1978 are constructed with modern energy-saving improvements to conform to Title 24 ? Energy Efficiency Building Codes.? About 60 percent of California?s housing stock was built before 1978.? But the California Public Utilities Commission has been mandating electric and natural gas utilities to provide energy rebate programs for the past four decades. So the actual number of homes that might benefit from energy improvements is uncertain and likely over-estimated.

But not to worry: President Barack Obama has rigged the rules so that you can get a higher real estate appraisal for any energy improvements that you install.? Federal regulators might even take away an appraiser?s license if they have an independent opinion that such energy improvements don?t add value to your home.? Apparently, there no longer are independent real estate appraisers, bankers, contractors, or home energy payback consultants.

And federal tax credits for home energy efficiency improvements for home purchases in 2012 have expired.

Repeating the sub-prime loan meltdown

Evidently, we have learned nothing from the collapse of the national bank financing system in 2008. Opportunist legislators are still clamoring for bubble financing to create jobs and provide banks with loans that might save on energy costs that cannot be recouped upon resale of the home.? The California Energy Commission apparently has no conscience about proposing bubble financing for deadweight energy-efficiency improvements in a declining real estate market. And banks will probably have to comply with new energy loan quotas to keep their banking charters in the state of California or face penalties for discrimination.

As we can plainly see with the CEC?s Energy Upgrade California program, perverse incentives for ?greed? start out as well-intentioned and slickly marketed proposals, fashioned by government and highly regarded academic institutions such as U.C. Berkeley, as well as by low income or green advocacy special interest groups. It does not start with banks.? Banks will be prone to being corrupted, but only to keep their bank charters.

Banks will be prone to securitizing such high-risk energy loans by slicing and dicing them to spread the risk of ultimate losses among many lenders. This is precisely what happened with sub-prime home purchase loans during the 2008 mortgage meltdown and bank panic. Banks were unjustly accused of causing the mortgage meltdown by securitizing their loan portfolio of what they knew to be high-risk loans. But it wasn?t securitizing such bad loans that caused the mortgage meltdown as much as it was government policies. The same situation will likely repeat itself with home energy loans in California.

Is California now a predator lender?

The state of California has now joined the ranks of the so-called predator lenders. Once again, low-income homeowners will be the likely targets of the Energy Upgrade program. This is because many middle class homeowners will be more likely to understand that utility bills may be reduced but home energy improvements won?t likely add value to their property.

Where are the Occupy Wall Streeters?? ?One of their demands was: ?Begin a fast track process to bring the fossil fuel economy to an end while at the same time bringing an alternative energy economy up to energy demand.? ?California?s Energy Upgrade California program is creating just such an artificial demand.? We can only imagine as homeowners later complain about unrecoverable energy improvement loans that the Occupy Movement will be protesting for debt forgiveness.

Conversely, the ?fracking? energy boom -? hydraulic fracturing of rock formation to extract oil and gas ?- is largely market based.? Any time government builds a ?false economy? without market-based prices and economic feasibility, it is going to lead to economic busts, widespread corruption and suffering. Sub-prime home purchase loans, redevelopment, green power and now sub-prime home-energy loans are examples of false economies made by government jobs programs.

Note: The author was a real estate appraiser for a large utility for 20 years. Prior to that, he was the coordinator, for a short time, of a large solar hot water heating project for all public housing in Los Angeles County.?

I also like the strawberry, red velvet, blue velvet, and carrot cakes .. topped with the cream cheese icing of course. They?re moist and soft and delightful ! I have always ordered these four flavors ever since my visit .. Yes, drool-worthy much!

The spicy chocolate cupcake adds a nice kick to the usual. I tasted the spice from the powdered chili on the topping. The lavender and jasmine cupcake are also unique. The chocolate and vanilla cupcakes are a little bit dry and there?s nothing exceptional. Just okay. I like the way they personally decorate the cupcakes according to their flavors.

The bigger cupcakes go for SR6 a piece while there?s an even smaller cupcake for SR2. If I were you, get the big ones early in the morning because they?re freshly-baked and perfect for breakfast. You can also drop by after a day?s work for some sweet indulgence. GB always give a nice discount, mostly 10% off. Nice! There?s also a small area where guests are welcome to enjoy the pastries.

Golden Brown?s mini cheesecakes and tarts are also very good! The quality and taste of their cheesecakes are the ones I?ve been looking for in Riyadh. Glad that I found them in Golden Brown Bakery. I also like their almond croissant. They have cute mini burgers called Darling Burgers. And they also have mini sandwiches too. Stem-cell-growing surface enables bone repair

ScienceDaily (May 23, 2012) ? University of Michigan researchers have proven that a special surface, free of biological contaminants, allows adult-derived stem cells to thrive and transform into multiple cell types. Their success brings stem cell therapies another step closer. To prove the cells' regenerative powers, bone cells grown on this surface were then transplanted into holes in the skulls of mice, producing four times as much new bone growth as in the mice without the extra bone cells.

An embryo's cells really can be anything they want to be when they grow up: organs, nerves, skin, bone, any type of human cell. Adult-derived "induced" stem cells can do this and better. Because the source cells can come from the patient, they are perfectly compatible for medical treatments.

In order to make them, Paul Krebsbach, a professor of biological and materials sciences in the School of Dentistry, said, "We turn back the clock, in a way. We're taking a specialized adult cell and genetically reprogramming it, so it behaves like a more primitive cell."

Specifically, they turn human skin cells into stem cells. Less than five years after the discovery of this method, researchers still don't know precisely how it works, but the process involves adding proteins that can turn genes on and off to the adult cells.

Before stem cells can be used to make repairs in the body, they must be grown and directed into becoming the desired cell type. Researchers typically use surfaces of animal cells and proteins for stem cell habitats, but these gels are expensive to make, and batches vary depending on the individual animal.

"You don't really know what's in there," said Joerg Lahann, an associate professor of chemical engineering and biomedical engineering. For example, he said that human cells are often grown over mouse cells, but they can go a little native, beginning to produce some mouse proteins that may invite an attack by a patient's immune system.

The polymer gel created by Lahann and his colleagues in 2010 avoids these problems because researchers are able to control all of the gel's ingredients and how they combine. "It's basically the ease of a plastic dish," said Lahann. "There is no biological contamination that could potentially influence your human stem cells."

Lahann and colleagues had shown that these surfaces could grow embryonic stem cells. Now, Lahann has teamed up with Krebsbach's team to show that the polymer surface can also support the growth of the more medically-promising induced stem cells, keeping them in their high-potential state. To prove that the cells could transform into different types, the team turned them into fat, cartilage, and bone cells.

They then tested whether these cells could help the body to make repairs. Specifically, they attempted to repair 5-millimeter holes in the skulls of mice. The weak immune systems of the mice didn't attack the human bone cells, allowing the cells to help fill in the hole.

After eight weeks, the mice that had received the bone cells had 4.2 times as much new bone, as well as the beginnings of marrow cavities. The team could prove that the extra bone growth came from the added cells because it was human bone.

"The concept is not specific to bone," said Krebsbach. "If we truly develop ways to grow these cells without mouse or animal products, eventually other scientists around the world could generate their tissue of interest."

In the future, Lahann's team wants to explore using their gel to grow stem cells and specialized cells in different physical shapes, such as a bone-like structure or a nerve-like microfiber.

The paper reporting this work is titled "Derivation of Mesenchymal Stem Cells from Human Induced Pluripotent Stem Cells Cultured on Synthetic Substrates" and it appears online as an article accepted to the journal Stem Cells, to be published in a future issue. The study was funded by the National Institutes of Health. The university is pursuing patent protection for the intellectual property, and is seeking commercialization partners to help bring the technology to market.

Paul Krebsbach is also the Roy H. Roberts Professor of Dentistry and a professor of biomedical engineering. Joerg Lahann is also an associate professor of materials sciences and engineering, an associate professor of macromolecular sciences and engineering, and the director of the Biointerfaces Institute.

(AP) ? Egyptian voters of many ages, occupations and beliefs stood in line for hours Wednesday to cast their ballots for a new president. The winner would replace Hosni Mubarak, deposed in a popular uprising last year. He was voted in several times, but those elections were generally regarded as blatantly rigged, and turnout was low.

The people waiting patiently on a hot day to vote for a new leader appeared mesmerized by the prospect of a real election, the first free ballot for president in the Arab world. The main candidates among the 13 running for office were Islamists or representatives of the old guard ? officials who served in Mubarak's government at one time or another.

Absent were prominent candidates representing the young, secular liberals who led last year's uprising, and some voters expressed disappointment over that.

He plans to place instructional videos on needed topics on the site of his consultancy Critwit, which he states should both be more effective than including the content in the book and allow the book to concisely convey the big picture.

Not a Book for Specific Niches ? The book stopped short of discussing SEO for specific niches such as law or real estate. David explained: ?I?ve found that lots of SEO consultants trumpet a particular area of focus primarily for marketing purposes. The basics of SEO are the same for most niches except for possibly real estate where the display of a large number of temporary listings makes overall domain authority more important. CHICAGO (AP) ? President Barack Obama and leaders around the globe locked in place an Afghanistan exit path Monday that will still keep their troops fighting and dying there for two more years, acknowledging there never will be point at which they can say, "This is all done. This is perfect."

Obama, presiding over a 50-nation war coalition summit in his hometown, summed up the mood by saying the Afghanistan that will be left behind will be stable enough for them to depart ? essentially good enough after a decade of war? but still loaded with troubles.

The war that began in the weeks after the Sept. 11, 2001, attacks will finish at the end of 2014.

"I don't think there's ever going to be an optimal point where we say, 'This is all done. This is perfect. This is just the way we wanted it,'" Obama said as the NATO summit closed. "This is a process, and it's sometimes a messy process."

Obama never spoke of victory.

Afghan forces for the first time will take over the lead of the combat mission by the middle of 2013, a milestone moment in a long, costly transition of control. Even in a backup role, U.S. forces and all the rest will face surprise attacks and bombings until the war's end.

Wary of creating a vacuum in a volatile region, the nations also promised a lasting partnership with Afghanistan, meaning many years of contributing tax dollars, personnel and political capital after the end of their soldiers' combat.

The United States has already cut its own deal with Afghanistan along those lines, including a provision that allows U.S. military trainers and special forces to remain in Afghanistan after the war closes.

In an escalating election-year environment, Obama was as at the center of the action in Chicago, beaming and boasting about the city's performance in hosting the event. Noisy protesters loaded the city's streets at times, which Obama called just the kind of free expression NATO defends.

Tensions with Pakistan undermined some of the choreographed unity. Pakistan has not yet agreed to end the closure of key transit routes into Afghanistan ? retaliation for American airstrikes that accidentally killed 24 Pakistani soldiers months ago ? and the issue hung over the summit.

Obama had no official talks with Pakistani President Asif Ali Zardari, although the two chatted briefly. Obama spoke of progress on the standoff but he added: "I don't want to paper over real challenges there. There's no doubt that there have been tensions."

On Afghanistan, led by Obama, the partners are in essence staying the course. They stuck with a timeline long established and underscored that there will be no second-guessing the decision about when to leave.

Since 2010, they have been planning to finish the war at the end of 2014, even as moves by nations such as France to pull combat troops out early have tested the strength of the coalition. The shift to have Afghan forces take the lead of the combat mission next year has also been expected. Leaders presented it as a significant turning point in the war.

It will be "the moment when throughout Afghanistan people can look out and see their own troops and police stepping up to the challenge," said the NATO chief, Secretary-General Anders Fogh Rasmussen.

What the world is poised to leave behind is an Afghanistan still riddled with poverty, corruption and political instability.

Yet, out of money and patience, the U.S.-led partnership said it is confident Afghanistan will be stable and prepared enough to at least be able to protect itself ? and, in turn, prevent its territory from becoming a launching pad for international terrorism.

Questioned about what will happen if Afghanistan eventually falls apart, Obama signaled there is no turning back. "I think that the timetable that we've established is a sound one, it is a responsible one. Are there risks involved in it? Absolutely."

British Prime Minister David Cameron said the leaders were "making a decisive and enduring commitment to the long-term future of Afghanistan. The message to the Afghan people is that we will not desert them. And the message to the insurgency is equally clear: You cannot win on the battlefield. You should stop fighting and start talking."

The political stakes are high for the U.S. president, who will go before voters in November with tens of thousands more troops in Afghanistan than when we took office. His emphasis will remain that he is methodically winding down the war after closing out the one in Iraq; U.S. voters desperate for better economic times have long stopped approving of the war mission.

NATO said it will keep providing "long-term political and practical support" to Afghanistan after 2014 but added: "This will not be a combat mission."

Despite the size of the coalition, the war remains a United States-dominated effort.

The U.S. has 90,000 of the 130,000 foreign forces in the war. Obama has pledged to shrink that to 68,000 by the end of September but has offered no details on the withdrawal pace after that, other than to say it will be gradual.

The fighting alliance called negotiation the key to ending the insurgency in Afghanistan, but avoided mentioning the Taliban by name. The insurgents walked away from U.S.-led talks in March, and urged the NATO nations to follow the lead of France in pledging to remove combat forces ahead of schedule.

The alliance agreed on a fundraising goal to underwrite the Afghan armed forces after the international fighting forces depart.

The force of about 230,000 would cost about $4.1 billion annually ? the bulk of it paid by the United States and countries that have not been part of the fighting force.

U.S. and British officials said during the summit that pledges total about $1 billion a year so far and that fundraising is on track to make up the rest. French President Francois Hollande said the U.S. had requested a little less than $200 million but was non-committal, saying France was "not bound by what Germany or other countries might do."
